Function, plans, massing and appearance, matched to the planning conditions. The client decides on the basis of the concept; we develop the documentation from it.
Photoreal 3D visualisation
Views of the building before construction. They help with decisions, and developers use them to sell flats off-plan.
Building-permit design (PGD)
Preliminary design (IDP) and building-permit design, with the technical documentation needed for an application through the e-permit system.
Construction design (PZI)
Detailed drawings and specifications the contractor builds from. A good PZI means less improvisation on site and fewer unplanned costs.
Surveys and reconstruction
Surveys of existing buildings and reconstruction and adaptation projects, including new façades and changes of use.
Legalisation
Technical documentation for the legalisation of existing buildings.

First meeting
We talk about the site, the brief and the timeline. A quote follows the meeting.

Survey
We gather planning conditions, the site survey and, for reconstructions, a survey of the existing building.

Concept design
Plans, section and massing. We review options together until the design is settled.

Visualisation
Photoreal 3D views, so you can see the building before it is built.

Permit and construction design
Preliminary design, permit documentation (PGD) and construction drawings (PZI).

During construction
We stay available to the contractor and the client for questions and design changes.
Questions
How much does a house design cost?
It depends on the size of the building, its complexity and the documentation you need. We prepare a quote after the first conversation, once we know the site and the brief.
What do I need for the first meeting?
The address or cadastral plot number and, if you have them, the planning conditions and a site survey. If you don’t, we will help you obtain them.
Do you work outside Belgrade?
Yes. Besides Belgrade we have designed projects in Novi Sad, Vršac, Trstenik and Vrnjačka Banja.
Do you make visualisations for selling flats?
Yes. Visualisations are part of our projects, and developers use them in sales.
